Marketplace role disclaimer
Doctor Housing Directory provides advertising, search, information, and connection tools. Unless explicitly stated in a separate written agreement, we are not a real-estate broker, leasing agent, property manager, landlord, tenant, employer, hospital, medical-training program, lender, insurer, escrow agent, payment processor, background-screening company, or party to any rental transaction.
We do not negotiate leases, set rent, hold security deposits, guarantee payment, inspect every property, or determine whether a property or person complies with law. Users independently evaluate listings, identities, contracts, insurance, taxes, habitability, licensing, zoning, and legal obligations.

Verification limitations
A “verified” badge means only that specified information was reviewed using the process available at that time. Verification is not an endorsement or guarantee of identity, ownership, authority to lease, property condition, safety, legality, availability, accuracy, financial stability, or future conduct. Information can change after review.
Medical-professional status, hospital affiliations, residency placements, offer letters, and international-graduate documentation must not be treated as guarantees of employment, income, immigration status, licensure, or suitability.

Fair housing and nondiscrimination
Housing providers and users must comply with the federal Fair Housing Act and all applicable state and local protections. Listings, screening criteria, messages, and decisions may not unlawfully discriminate based on race, color, national origin, religion, sex, familial status, disability, or any other protected characteristic.
References to physicians, residents, fellows, students, or other medical professionals describe the marketplace audience and must not be used to exclude protected applicants unlawfully. Reasonable-accommodation requests must be handled under applicable law. Report discriminatory content through the contact page.

Rental safety and scam prevention
Never send rent, deposits, application fees, gift cards, cryptocurrency, wire transfers, or sensitive identity documents until you independently verify the property, owner or authorized manager, written lease, payment recipient, and refund terms. Whenever possible, tour the property live or by verified video, search public ownership records, confirm addresses independently, and speak directly with the housing provider.
Doctor Housing Directory cannot guarantee recovery of money or prevent every scam. Contact local law enforcement, your financial institution, and relevant consumer-protection agencies when fraud is suspected. The service is not an emergency service.

Platform payments, cancellations, and refunds
Stripe and PayPal process fees for directory plans. Their separate terms and privacy practices apply. Platform fees purchase access or listing visibility for the stated period; they are not rent, security deposits, or guarantees of leads, occupancy, revenue, approval, or placement.
A submitted listing remains subject to review. Refund eligibility, renewal timing, taxes, chargebacks, cancellation effective dates, promotional prices, and plan changes should be disclosed at checkout. Property owners remain responsible for all taxes, permits, insurance, and rental-related obligations.

Privacy notice
We may collect account details, contact information, housing preferences, property information, communications, transaction references, technical logs, and moderation records to operate, secure, improve, and support the service. Do not provide medical records, diagnosis information, Social Security numbers, full financial-account details, government IDs, or payment-card data through ordinary forms.
Payment providers receive transaction information under their own policies. Information may be disclosed to service providers, legal authorities, counterparties you choose to contact, or as needed to prevent harm and enforce policies. Before launch, publish specific retention periods, cookie practices, state privacy rights, security procedures, and a process for access, correction, or deletion requests.

Email outreach, tracking, and preferences
We may send relevant professional outreach to housing providers and businesses that may benefit from a directory listing. Messages may be personalized using contact, business, profession, category, and location information. Campaign links may include source identifiers, and messages may use a small tracking image to measure delivery, opens, clicks, listing claims, registrations, plan selections, and paid conversions.
Every promotional message must identify the sender and provide an unsubscribe or preference link. Unsubscribed, suppressed, duplicate, bounced, and complained-about addresses are excluded from future promotional sends. Recipients may contact us to request access, correction, deletion, or suppression where applicable. Tracking may be affected by email-client privacy features and is not guaranteed to be exact.

Terms of use
Users must be legally able to enter contracts and must provide accurate, current information. Prohibited conduct includes fraudulent listings, impersonation, unlawful discrimination, harassment, scraping, malware, payment evasion, misleading claims, unauthorized use of hospital or university names, and attempts to bypass safety or moderation controls.
We may review, refuse, suspend, remove, or preserve content and accounts when reasonably necessary for safety, legal compliance, payment disputes, or policy enforcement. Marketplace availability, leads, placement, search ranking, and uninterrupted service are not guaranteed. Formal production terms should include governing law, dispute resolution, limitation of liability, indemnification, intellectual-property rules, notice procedures, and severability provisions reviewed by counsel.

We aim to make the directory usable for people with disabilities and welcome accessibility feedback. Property accessibility statements are supplied by listing owners and should be independently confirmed.
